1. Determine Your Price
You can allow your agent to perform Comparative Market Analysis (CMA) to compare your property to other similar properties in the same area, under contract, on an asking price by comparing the active listings in the location of your property. You may ask the agent to share the active listings for sales comparison.
2. Marketing Strategy
you should ask your agent how they plan to market your property. we believe that each sale, each seller and each prospective buyer is unique, and that’s why it’s about publicising your property to the right prospective buyers at the right time in the best possible way. We use the following methods:
- Window displays that invite onlookers inside to enquire further
- Direct contact by phone and email to registered buyers, for viewings and feedback
- Email alerts to those with a registered online search that matches your property details
- Bespoke brochures with detailed floor plans, dimensions and professional photography
- Advertising on the main property portals
3. Offer
A buyer will submit an offer through their agent. You’ll decide either to accept, counteroffer or decline. If you accept, your agent will answer any questions and help you negotiate the final contract..
4. Exchange of Contracts:
Once the buyer’s mortgage offer is received, the buyer’s conveyancer is satisfied with the responses to the enquiries raised and a date for completion is agreed by all parties, we can look to exchange contracts, This will be agreed between you and the buyers and the respective Solicitors will deal with the dates of exchange and completion.
5. CLOSING
Your agent should keep an eye on the contract dates and stay in touch with you until the date of closing. Agent is responsible to putting through all closing document to the escrow agent and coordinate with the closing attorney, mortgage home, lender to finalize and close the transaction.
