Landlord’s New Year’s Checklist 2025
January is the perfect time to stop, assess, and make changes before the New Year gets started.

1. Schedule Property Inspections
Property inspections are first on the checklist.
If you didn’t check in December, it’s time to schedule inspections to assess the condition of your properties after the holidays and winter months.
You should focus on potential cold-weather problems like plumbing, heating systems, and dampness. It’s also a good time to double-check that the properties are up to date with health and safety standards.
2. Check In With Your Tenants
While you’re checking in on the properties, it’s also a perfect time to catch up with your tenants.
Maintaining a positive relationship with tenants is critical, as they’ll be more likely to look after the property and promptly inform you if problems occur. If problems arise, address them promptly and ensure your tenants are comfortable in their homes.
You may also want to approach your tenants’ intentions for the year (e.g., lease renewals) to ensure everyone is on the same page.
3. Review and Update Your Portfolio
If you have a portfolio of properties, January is a good time to assess your property performance, rental income, and maintenance cost.

As the Renters’ Rights Bill passes through Parliament and the government’s Budget takes effect, there are a few changes landlords need to be aware of in 2025.
